When you represent the SELLER we will:

  • Contact all parties and introduce our role in the transaction as your Transaction Coordinator
  • Close review of the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information
  • Supply the executed Purchase Agreement to all parties involved in the transaction
  • Open escrow, obtain escrow number, and request the Escrow Instructions and Commission Breakdown
  • Order Preliminary Title Report
  • Enter all of the contacts, contingency removals, and documents into the transaction management service software – and then invite all parties involved
  • Prepare a Full Disclosure Package including all of the required C.A.R., broker forms and documents – and then deliver these via mail, email or DocuSign directly to you and/or your seller/buyer
  • Provide a completed Seller/Buyer Disclosure Package and deliver to another agent and monitor a timely return, as well as ensure that all contract time-lines are met
  • Send copies of the termite and any other reports to another agent and to escrow
  • Upload all documents, disclosures and reports into the transaction management service software as each one is fully executed throughout the transaction process
  • Ensure that escrow has received all documents including the termite report, zone report, home warranty invoices, NHD report, commission breakdown and any other required documents
  • Track escrow deadlines for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable
  • Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed
  • Maintain weekly contact with all parties involved for status updates as well as items needing attention or that are outstanding
  • Follow up on funding and recording of the loan with escrow
  • Follow up on closing with escrow and make sure that you are called upon confirmation
  • Fully complete and deliver the completed paper file to you or your broker along with Cd’s for you and your client – your client’s CD will also include your name and contact information for their future reference*

  • Contact all parties and introduce our role in the transaction as your Transaction Coordinator
  • Review the Purchase Agreement, Counter Offers, and Amendments to ensure that each document is fully executed with proper dates, initials, signatures and broker information
  • Coordinate the opening of escrow
  • Enter all of the contacts, appropriate dates and documents into the transaction management service software – we will then invite all parties involved
  • Ensure that Seller Disclosures are provided
  • Prepare a “Buyer’s Package” containing the Seller’s Disclosure Package as well as any broker required forms. (Please note that the agent must provide any broker-specific or required forms to us at the beginning of escrow)
  • Deliver the Buyer’s Disclosure Package directly to you and/or your client via email or DocuSign
  • Ensure that your buyer is provided a copy of all reports and booklets that are provided and/or required
  • Upload all documents, disclosures and reports into the transaction management service software as each one is fully executed throughout the transaction process
  • Track the escrow time-frames for receipt of earnest money deposit, delivery and return of escrow packages, and delivery of HOA documents as applicable
  • Make sure that all disclosures and reports have been provided and ensure that all signatures, initials and dates have been completed
  • Maintain contact with all parties involved to report status updates as well as items needing attention or that are outstanding
  • Fully complete and deliver the completed paper file to you or your broker along  with Cd’s for you and your client – your client’s CD will also include your name and contact information for their future reference*

Agent Responsibilities:

  • Review the Draft Escrow instructions & Amendments
  • Review the Preliminary Title Report
  • Schedule all Appointments (termite, inspections, repair work, etc…)
  • Complete the Agent Visual Inspection
  • Sending out Notice to performs
  • Negotiate any repairs or any part of the contract modifications
  • Request Escrow Amendments
